Pre-purchase building report on a house that you are looking at buying. I look at the house without the rose tinted glasses, taking into consideration the age of the house. I do not look at a house that is 60 years old as if it is a new house.

What I look for in a house. I follow the New Zealand Standard for pre-purchase house inspections, NZS 4306:2005, this means I cover everything from the front gate, under the house to onto the roof and every in between. Basically everything that is on your property.

I complete the inspections anywhere between Tokoroa to Huntly and Te Kuiti in the south, Raglan to Te Arhoa but mainly in Hamilton as more houses sell there.

I complete the inspections,  Monday to Friday between 9am to 5pm.

 

Healthy Homes Inspections,

The healthy homes standards became law on 1 July 2019.

The healthy homes standards introduce specific and minimum standards for heating, insulation, ventilation, moisture ingress and drainage, and draught stopping in rental properties.

All private rentals must comply within 90 days of any new or renewed tenancy after 1 July 2021, with all private rentals complying by 1 July 2024.

Landlords are responsible for maintaining and improving the quality of their rental properties.
